The property, developed with partner Mondev, changed hands for $107 million. The buyers are InterRent REIT and Crestpoint Real Estate Investments Ltd., two Canadian investors that have already worked together on multi-residential acquisitions in other cities. The 20-storey building stands at 170 René-Lévesque Blvd. E. and was completed in 2023, which means it had been open for only a short time when it went to market and traded.<br />A sale that stood out in the Montreal market. CBRE Montreal's national investment team represented the sellers. Scott Speirs, the firm's vice-chairman and practice lead for the team, characterized the transaction as one of the most significant single-asset multi-residential sales Montreal has seen in many years. That description matters because of how the Montreal apartment market is structured. Large rental towers in the downtown core are uncommon, and buildings of this age are rarer still. Investors who want exposure to newly constructed rental housing in a central location generally have a short list of options, and Alba was one of the few to appear on it. Marketing for the property began on May 14, 2024. According to Speirs, interest came mainly from institutional investors and high-net-worth buyers, and the sale was run as a two-round bidding process. A competitive process of that kind is usually a sign that several qualified buyers saw value in the asset and were prepared to put forward serious offers. ]]></description>
